Cambodia is considered an “emerging market” the troubles of the 1970’s Khmer Rouge regime are long behind us and the Kingdom is certainly very much open for business. As the developing infrastructure continues to improve some of the risks associated with any investment are still slightly higher than in developed markets but so too are the rewards with substantially higher returns on investment a very real possibility.

Pre COVID-19 Cambodia held an average of 7% GDP growth and is set to rebound from the global effects of the coronavirus in 2021 with a forecast GDP growth of around 5%. Add to that strong legal framework for foreign property ownership and little restriction on the inflow/outflow of capital into the Kingdom and suddenly Cambodia looks set to be an increasingly attractive option for property investment.

Foreigners are permitted to own residential property above the ground floor in a condominium with the property ownership held by “strata tittle” and with entry level pricing more favorable than that of neighboring Thailand and Vietnam you could well be on your way to owning your piece of South East Asian paradise on a considerably smaller budget.

Cambodia’s capital city Phnom Penh is home to around 150,000 expats nearly all of which live in rental accommodation. Each year the country receives a new expat intake who is employed as teachers, embassy staff, NGO workers or to head up one of the many multinational companies. This makes for a fairly well stocked supply of potential tenants for your property investment in Cambodia.

Rental yields can be anywhere from 5-8% depending on the property type and location with some districts such as BKK 1 being more popular than others.

Recently Cambodia has introduced its own capital gains tax law with a 20% tax on profits from property sales set to take effect from January 2021.
