Advising on the future of three landmark hospitality sites in Phnom Penh
Knight Frank was commissioned to undertake full feasibility studies for three development sites, including a detailed assessment of Phnom Penh’s tourism and hospitality sector and relevant project benchmarking. Our team advised on the optimum development scale, room mix, market positioning, projected ADRs and occupancy rates to help determine the client’s expected project returns. Following this work, an MOU has been signed with Marriott under its Autograph Collection for the Wat Botum site.

Assessing the potential for a new ultra-luxury resort in Siem Reap.
Although Siem Reap is an established tourism destination, the client identified a gap in the market for luxury resort offerings, with Amansara being one of the few properties catering to this segment. Following the completion of Courtyard by Marriott Siem Reap, the client approached Marriott to develop a Ritz-Carlton Reserve resort. Knight Frank was commissioned to undertake a full feasibility study for the project, including an assessment of Siem Reap’s tourism and hospitality sector, project benchmarking, optimum development scale, room mix, projected ADRs and occupancy rates to determine the client’s expected project returns.

Supporting the strategic disposal of a landmark private island resort asset
Located on a 12-hectare private island, Six Senses Koh Krabey opened in H2 2018 following more than 10 years of development. Upon completion and operation, the owner sought to dispose of the asset and required market research to support the sales process. Knight Frank was commissioned to undertake detailed research into the luxury resort and residential sectors across coastal Cambodia and the wider region, supporting the preparation of marketing collateral and advising on a realistic achievable sales price.
