Phnom Penh Area Guide: Chamkarmon

Located to the south of central Phnom Penh, this district is the prime residential area in the capital. The area appeals to many expatriates who want to be close to the CBD for work and at the same time enjoy the city’s nightlife.

Living in Chamkarmon District

Chamkarmon is filled with hotels, upscale restaurants, cafes, bars, discotheques and bars. This district is also popular among international retail brands opening for business catering mostly to expatriates and tourists. Koh Pich (Diamond Island), an island west of Chamkarmon, fronting onto the Mekong and Bassac rivers, is a progressively commercialised area, currently has a golf driving range, the city’s largest international exhibition centre, a fire station, a new city hall and a theatre. All concerts by local and international artists are held here.

AEON Mall Phnom Penh (the country’s first international standard shopping mall) and Naga World are both located here. CapitaLand is also slated to manage an under construction shopping mall upon completion.

With the most favourable trade area demographics in the city, is it no surprise that Chamkarmon is home to AEON Mall, which was fully pre-leased one year before opening.

Residential Real Estate in Chamkarmon District

Chamkarmon is located to the south of Daun Penh and is a prime residential district for expatriates to locate, including two of the Phnom Penh’s most expensive residential enclaves, BKK1 and Tonle Bassac. Chamkarmon has now been subdivided to create Boeng Keng Kang District which encompasses BKK1./p>

Of all the districts in Phnom Penh, Chamkarmon has attracted the highest volume of Foreign Direct Investment (FDI) in the residential sector, with the highest concentration of completed and under construction serviced apartments and condominiums targeting predominantly foreign investors that are buying to rent to the local expatriate community. /p>

The tree-lined streets of BKK1 once consisted of mainly villas and low density development but these have now made way for higher density residential developments, offering international standard accommodation surrounded by numerous amenities including cafes, restaurants, coffee shops, boutique retail, internationals schools and super markets. /p>

The Peak project, which is currently Phnom Penh’s most expensive residential development, is located in Tonle Bassac Commune within Chamkarmon District. The mixed use scheme is a joint venture between Singapore’s Oxley Group and Cambodia’s Worldbridge Land, and comprises a retail podium to be managed by CapitaLand, condominiums, office space and the 5-star Shangri-La hotel./p>

Due to the rise in the cost of living and the gentrification of BKK1, a recent trend has been for expatriates to relocate to other communes including the popular Toul Tom Pong area which is now a rapidly developing location with an increasing number of retail and food and beverage outlets opening to cater to growing demand./p>

Being in a short and easy commute district, properties in Chamkarmon tend to command good rentals, but do also come in at different rental levels depending on size, age, facilities, fittings and so on.

Tourism in Chamkarmon District

Chamkarmon District also includes numerous tourist attractions such as Independence Monument, Nagaworld Resort & Entertainment Complex, Aeon Mall, Russian Market and Tuol Sleng Museum./p>

To cater to tourism in this location there are a plethora of boutique hotels as well as one of Phnom Penh’s three 5-star hotels, Sofitel hotel.
