Phnom Penh Area Guide: 7 Makara

Looking for a house or apartment near the Olympic Stadium? 7 Makara is perfectly positioned adjacent to the CBD and is a busy central district of Phnom Penh.
 



Located to the north of Chamkarmon and west of Daun Penh, 7 Makara is an upcoming district due to its lower rent and central location. Nestled within the city centre with a range of amenities within walking distance, this district appeals to those who are looking to move away from the vibrant night life in Daun Penh and Chamkarmon whilst remaining in the city centre.

Living in 7 Makara District

Shopping malls within this vicinity include Sorya Centre Point and City Mall. Ou Ruessei Market, a large wet market, mainly caters to the local population. Local food and delicacies are also within short walking distances to most houses/apartments/condominiums here.

The small district of 7 Makara is bordered by the major boulevards of Monivong to the east, Mao Tse Toung to the south and west, and Russian Boulevard to the north. It is bounded by all the other city centre districts. Along with Daun Penh, it forms the historical city centre and includes the iconic Olympic Stadium designed by Cambodia’s most revered architect, Van Molyvann.

The iconic Olympic Stadium building is regularly a hive of activity. While Phnom Penh never hosted an Olympic Games, the stadium is host to regular sporting events including the local football leagues. Large numbers of both locals and expats visit the stadium facilities to exercise at all times of day. The Olympic Stadium is now surrounded by large condo developments so it is easy to find a property for sale or rent in 7 Makara.

Residential Real Estate in 7 Makara District

As with Daun Penh, the majority of the property stock comprises low-rise, pre-1950’s shop houses owned and occupied by predominantly Cambodian nationals.

However, there has been more residential development activity in 7Makara as compared with Daun Penh, including the recently completed condominium project, Skyline, as well as Olympia City which is a large scale mixed use project comprising shop houses, condominiums, a hotel, office space and a retail mall.

Commercial Real Estate in 7 Makara District

7 Makara also comprises a number of administrative buildings including the Office of the Council of Ministers and the Prime Minster’s Office. Other commercial buildings include guest houses and budget hotels, as well as a mid-rise B Grade office building, VTrust Tower, which has secured a number of international tenants including Prudential, CIMB Bank and Bosch.
