The Landmark 271 is a large scale landed housing development by Cambodian Conglomerate, Chip Mong Group.

The project comprises a mix of Home Office, Queen Villa and Twin Villa. The developer is also constructing a mega mall, 271 Mega Mall, and also plans to build offices, hotels and condominiums.

Covering an area of 430,000 square metres (43 hectares), the project currently provides 270 units in phase 1 and the other phases will focus on mixed-use high rise building.

It is located in Meanchey District, to the south of the city centre and in close proximity to ING city, a major satellite city to the south of Phnom Penh City Centre.

Will comprise a mix of components including landed housing, retail, office and hotels components.
The mega-mall will be the largest in Cambodia.
Within ING city, a major growth corridor to the south of Phnom Penh city centre.

Target Market

Due to the land ownership laws in Cambodia, foreigners are not permitted to own freehold land thus the primary target market is the domestic market. The main target market has been Cambodia’s high income bracket for owner occupation. The condominium phase has yet to be launched, for future phases, the target will be both domestic and foreign buyers.

Status and Performance

Launched in November 2017, the developer was offering a discount up to 8% and a payment option of 100% loan with no deposit required, which resulted in a healthy sales rate. The developer recently announced plans to construct a retail mall namely 271 Mega Mall at the project’s southern entrance off Yuthapol Khemarak Phoumin Blvd (271).
