Phnom Penh Area Guide: Toul Kork

Toul Kork, located out of the hustle and bustle of the city centre, is an ideal location for tenants preferring a quieter location. Resided mainly by locals with families, landed houses here are similarly priced to apartments in Chamkarmon.

Living in Toul Kork District

Toul Kork forms the northwest area of the city centre and is divided horizontally by Russian Boulevard, the main arterial route between Phnom Penh International Airport and the CBD. The northern area of Toul Kork is developing into an increasingly affluent residential neighbourhood.

Offering a mixture of modern and Khmer-style properties, the access roads in Toul Kork are much bigger and wider as compared to Chamkarmon and Phnom Penh city centre. This gives the area a spacious suburban feel.

Currently a developing area, with an increasing number of food & beverages outlet and international fast food chains opening up, Toul Kork is roughly 15 minutes away from AEON Mall 2, the country’s second international standard mall.

Toul Kork has many new serviced apartment and condo developments, both completed and under construction. It is a popular residential district and has all the facilities you would need including supermarkets, hospitals, schools and universities. Plus an ever-growing number of restaurants and coffee shops.

However, intermittent power cuts still occur in this area. This is more an issue with landed houses since serviced apartments and condo buildings are usually equipped with generator to overcome this issue. Also, be aware of the worsening traffic congestion during peak hours heading into Phnom Penh’s CBD.

There are several institutional and administrative buildings located in Toul Kork including the Royal University of Phnom Penh, the Institute of Foreign Language, the Institute of Technology, the Pannasastra University of Cambodia, the General Department of Taxation and the Ministry of Labour and Vocational Training.

Real Estate in Toul Kork District

Whilst there are several completed and under construction high-rise serviced apartments and condominium blocks, the area is dominated by detached villas and gated communities, and is a popular area for Cambodian nationals, with many of Cambodia’s wealthy elite living in or near to Toul Kork.

As the affluence of the area has grown during the past decade, the northern area of the district has seen a sizeable increase in the retail offering including the completion of TK Avenue, Cambodia’s first international style open-air retail complex, and the under construction Phnom Penh City Centre Mall which will be Cambodia’s largest retail mall once completed.

The south of Toul Kork is adjacent to 7Makara and comprises mainly low-rise, low-quality residential and commercial property stock owned and occupied by predominantly Cambodian nationals.
